Roof Tile Cleaning in Liverpool
Roof tile cleaning in Liverpool gently removes staining, algae and lichen from concrete, clay and slate tiles. We use soft washing — low-pressure water plus a biocidal treatment — which cleans without scouring the tile surface or forcing water underneath. It's safe for older roofs that couldn't take a pressure washer.
Tiles tell the story of a roof's age. Concrete tiles develop dark streaks and green patches, clay tiles grow lichen spots, and even slate dulls under a film of airborne grime. In Liverpool's damp climate, that staining arrives faster than most homeowners expect.
Tile cleaning is about restoration without risk. Pressure washing can scour the surface from concrete tiles, removing the weatherproof finish the manufacturer applied — and it can crack older clay tiles outright. Soft washing sidesteps all of that: low-pressure water does the rinsing while the biocidal treatment does the real cleaning work.
The result is a tile that looks close to its original colour, with the surface intact and a treatment in place that slows the staining from returning.
How does tile cleaning work?
Tile assessment
We identify the tile material and check for cracked, slipped or fragile tiles before we start.
Pre-treatment
A biocidal treatment is applied first to loosen algae, lichen and staining.
Soft wash
Low-pressure water rinses the tiles clean without scouring the surface.
Final check
We check the finish across the roof, clear the gutters and leave everything tidy.
Why have your tiles cleaned?
Restores the tile colour
Years of black and green staining lift away, bringing back the roof's original look.
Protects the tile surface
No high pressure means the weatherproof finish on concrete tiles stays intact.
Safe for older roofs
Clay and slate roofs that a pressure washer would damage can be cleaned safely.
Slower re-staining
The biocide treatment keeps working after the visit, so the clean lasts.
What affects the price?
We quote every tile clean individually. The main factors are:
| Factor | Why it matters |
|---|---|
| Tile material | Concrete, clay and slate each need a different touch. |
| Roof size | More tiles means more time, straightforwardly. |
| Severity of staining | Deep lichen spots take longer than surface algae. |
| Tile condition | Fragile or slipped tiles need extra care. |
| Access | Height and obstacles around the property affect setup. |
Frequently asked questions
Is tile cleaning safe for an old roof?
Yes — that's exactly what soft washing is for. Pressure washers can crack aged clay tiles and scour the surface from old concrete tiles, but our low-pressure method cleans without that force. We also check the roof first and will tell you honestly if any tiles are too fragile to clean, rather than risk breaking them.
What's the difference between tile cleaning and roof cleaning?
They overlap a lot. Roof cleaning is the broader service — it covers the whole roof including heavy moss removal, gutter clearance and treatment. Tile cleaning focuses on the tile surface itself: lifting staining, algae and lichen to restore the colour. In practice, most of our roof cleans include careful tile cleaning as part of the job.
Will cleaning remove the coating on my concrete tiles?
No. The weatherproof finish on concrete tiles is damaged by high-pressure water scouring the surface — which is why we don't use pressure washers. Soft washing cleans with low-pressure water and a biocidal treatment, so the tile surface and its finish are left intact while the staining is removed.
Do you walk on the roof to clean the tiles?
Where it's safe and necessary, yes — but carefully, and never on fragile areas. Much of the soft-wash process is done from ladders and access equipment, with the treatment applied and rinsed without needing to stand on every tile. During the first inspection we'll judge the safest approach for your particular roof.
How long does tile cleaning last?
The biocidal treatment keeps killing regrowth for months after we leave, so the tiles stay clean far longer than after a plain wash. Shaded or tree-covered roofs will always stain again first. Most customers find the roof still looks freshly cleaned well over a year later, and a light maintenance wash down the line keeps it that way.
Can you clean both concrete and clay tiles?
Yes. Concrete tiles, clay tiles and natural slate can all be soft washed safely — the method adapts to the material. Clay tiles get a gentler pass because they can be more brittle with age, while concrete tiles usually need the treatment to dwell a little longer on heavy staining. We'll identify your tile type during the inspection.
